Because of these different factors, the one million dollar mark can actually be swayed a little. Again, price is not always a factor as a million dollars just does not buy a large high end home in some areas.
A fairly small home with nice upgrades and having the property on the water or with mountain views may raise the price or make a home more in the luxury arena, whereas a bigger home with plenty of property may not be in the same category but just a nice home with plenty of land. This all depends on so many other factors. The view and surrounding area makes a definite impact on the definition of a property.

There are many different choices in price ranges that can go from unbelievable to modest (at least as luxury homes are concerned). Dana Point and Laguna Beach both have luxury homes that you can live in.
These cities provide great homes with an amazing location. Some are directly on water to shoot up their value. Of course, Dana Point and Laguna Beach are not the only ones who give us luxury real estate. Other South Orange County cities also provide much in the case of luxury property. In fact, all of South Orange County has plenty of luxury real estate.
Whether these homes are on the coast, or in cities like Mission Viejo, there is no shortage. Gorgeous high end real estate has many different aspects that make them so appealing. The size, the land, the location, and the design are all reasons why someone would want to live in one. South Orange County is a great place to live if you want to live in style.

Are waterfront homes starting to sell again in Orange County? We’re just starting to see Seattle waterfront home sales picking up this summer.
Depending on the reports you read you will get a variety of answers. My experience here is South Orange County has been that things are picking up. Slowly but they are improving. This seems to be across all sectors of the market from the lower priced inland homes to the higher end waterfront properties.
For buyers this is good news as some of these properties (especially the more expensive ones) have been on the market for quite a while. That being the case (some) owners are more motivated to sell and willing to negotiate a lower price. As a sellers agent it’s a tough spot to be in. I want to get my client the best possible deal but after five or six months they get antsy.
The short answer is yes – things are getting better and I think they will continue to do so. I hope things in Seattle are picking up for you as well. Please stay in touch and let us know.
