Make a list of what your home has to offer. Include things like upgrades, chattels and fixtures you’re willing to include, any warranties still valid, as well as what you’ve loved about your home’s location. These are all selling points I can use in my marketing efforts.
Keep your home in top shape
Next, get and keep your home in top shape. The neater and cleaner it is, the easier it’ll be for me to show and sell. And fix those little flaws and safety hazards. You’ve gotten used to them but buyers will notice: leaky faucets, drawers that stick, burnt bulbs, missing hardware.
I have a much easier time showing and selling your home when appointments are scheduled through my office. Should anyone approach you directly about your home, refer them to me.
It’s preferable that you be absent during showings. If you’re there, buyers might feel rushed and hesitant to comment, leaving me little opportunity to discuss – and sell – your home. If you must be present, keep to one room and don’t force conversation with buyers.
Lastly, keep an open mind with regard to my advice. Suggested changes to your home’s interior, for example, aren’t meant as a critique of your personal style; they’re simply intended to broaden your home’s appeal in the eyes of the greatest number of buyers.
